How We Gained Equity In Our Home By Making Home Improvements

Even though we have only lived in our home for less than a year, my husband and I have been able to add significant equity to the value of our home. We spent approximately $20,000, on our $400,000 home.

Only recently, after all of our home improvement projects were completed, we had the house reappraised. Happily, it came in with a full appraisal of nearly $480,000. Adding an additional $60,000 of equity in the first year of owning a home, has added a sense of self pride in our confidence levels, and a great addition to our net worth.

What We Did

We were very careful in selecting the best types of home improvement projects to perform on the home. We knew that every dollar we invested had to generate more money than we spent. This is the only way we could increase the equity. We chose specific upgrades that were sure proof methods for adding equity.

Winterizing the House

We purchased an old home that was built back in the 1940s. We knew that there were significant issues with the home in its ability to remain energy-efficient when heating and cooling the interior. We chose to winterize the house, and bring it up to code to ensure that it operated as efficiently as possible.

Tip: When replacing your baseboards, try to use stained wood because it is a lot more appealing than painted baseboards. The classic look of finished wood complements virtually any home decor style.

We changed out the existing windows and doors (exterior) and added new weather stripping and caulking. This immediately transformed the drafty old house into a modern structure. We minimized the transfer of heat simply by changing out the windows and doors.

We also changed out the HVAC system, because it was highly inefficient. We recognized that an HVAC system is only intended to last 12 to 15 years. When we purchased the home, the existing air-conditioning/heat pump was already 18 years old. For less than $6000, we hired a professional company to install a new condenser unit and air handler. We went from a very inefficient heating and cooling system, to one with the latest most advanced technology.

Tip: Compile a list of all the things you need before going to the tool store. This will make ensure you don’t have to go back in case you missed something.

We recognized almost immediately that are utility bills were lowered. We are saving every month on the amount of money it cost to heat and cool the home. This is a phenomenal savings, and an ideal choice for a home improvement project.

Exterior painting

Tip: Have a decent lighting fixture installed in all of the commonly accessed room; the new view can create a huge impact on how you view the walls and furniture. Having a room that’s well-lit with plenty of light can give a warm and inviting feeling.

We hired a professional painting company to completely paint the exterior of the home. The old dull finish to the home is now bright, with a neutral color and complementary accent colors. Our once boring appearing home from the outside is now one that has tremendous curb appeal, and greater value. We have gone from being the ugliest home in the neighborhood, to the most attractive one.

The last home improvement project we performed to add significant equity to the home was to change the roof. We hired a professional roofing company, and chose stylish architectural shingles. They removed the outdated, ineffective leaky roof and install the new one. The entire project only took a couple of days.

All of the home improvements we made to our house is added a substantial amount of equity to its worth. Through proper choices, we selected only the best home improvement projects that were sure to gain equity.

Security Is The King Of The Castle

They say that a man is the king of his castle and while we do no longer live in castles, the reference can equally apply to a manís home. Back in the days when castles were common, it was also common for neighboring kingdoms and their kings to try and take over the other kingís castle. They would send out an invading army and lay siege to the enemy kingís castle in hopes of conquering it.

While it is true that many of these attempts proved successful, others were complete failures. But why would some sieges succeed and others fail? The main reason was the type of security system that the castle utilized. Some castles had large moats with hidden dangers. Others were built on the top of mountains that had very steep cliffs. The point is that back then a man remained the king of his castle for only as long as his security system worked. Once his security system failed, he was no longer king.

Tip: Find your true style before you start your customizations to your home. Figuring out what your decorating style is will help you decide what improvements to make on your home.

It is the same today, a manís castle, or his home needs to be protected by a top notch security system. Now, when it comes to home security systems, you have a lot of choices and many different security firms to choose from. Most companies provide either a basic home security protection plan or a more deluxe plan with video monitoring. There are endless reasons why people need home security systems. A good, qualified, and trusted home security company will be in the position to offer you a variety of services that will fit both your budget and provide you with peace of mind.

Tip: Lampshades of simple structure and design are quite a bore. You could easily create an original lamp sage with some acrylic paint and some stencils.

It really does not matter where you live in. There will be many security companies to choose from. You need to find a company that will be well suited to your needs. That is important to know because today we see that the home security systems that are being installed are more advanced, more efficient. Also, the costs of affording such systems has come way down which makes it a lot easier for the everyday homeowner to own a better security system.

The contract for security will usually require a small monthly fee to cover the costs of daily monitoring. But is that small monthly fee not worth your peace of mind and the security of your home? And when you think about it, isn’t your family, your friends, and even your pets lives worth the extra cost for the best system available?

So why donít you start your research by going to the Internet and check out the many wonderful advantages that many of these companies have. Having a home security alarm system will be one of the best investments that you have ever made for your castle.

Environmentally Friendly Paint Makes Home Improvement Safer

If you want to improve your home, there is nothing quicker, easier or more effective than a paint job. Painting your home can improve the value and appearance both inside and out and give your house a whole new look.In order to paint your home safely, it is important that you choose a type of paint that is friendly for the environment and your health. In this article, we will discuss the reasons for choosing safer, greener types of paint along with the best ways to choose. Read on to learn more about painting your home in an environmentally friendly manner.

Tip: There are many small projects that can improve the value of your home. If you are considering selling your home, you might want to think about improving it in a few small ways.

Paint can be damaging to the environment because of Volatile Organic Compounds (VOC). These, along with other toxic ingredients, are released into the air. This is especially true when the air is warm. Breathing these ingredients can cause negative reactions such as itchy, runny eyes, dizziness and nausea. Additionally, they can harm the respiratory system, the kidneys, liver and heart. In the worst case scenario, breathing these compounds can be carcinogenic. People whose health is compromised, people who are quite old and young babies are especially at risk for problems when exposed to VOC.

Tip: You should have a clear idea of exactly what work is going to be done long before you kick off a home remodeling project or renovation. Having a plan is important for any project to be finished in time and within the expected budget.

The paint smell you notice when painting is caused by VOC. As long as you can smell that crisp paint smell, potentially damaging ingredients are being released into the air. VOC are organic chemicals that turn into breathable gasses when exposed to warm (room temperature and above) air. These gasses contain dangerous chemicals such as mercury, vinyl chloride, ethylene glycol and benzene. These chemicals are added to paint to make it easier to spread, to provide color and to provide protection against fungus development on the painted surface.

Tip: Over time, ceramic tile can stop looking shiny and start to look grimy. Using a solution made of vinegar and water is safe for most flooring.

These ingredients are found more often in oil based paints, and luckily, today the use of these types of paints has fallen out of favor. In addition to being safer, modern latex paints and alkyd based paints generally provide better results than oil based paints. These types of paint are safer overall than oil based paints; however, they do still include some VOC. When painting with any type of paint, good ventilation is important. Additionally, care must be taken not to let your skin come in contact with paint. Wear protective gloves while painting and wash paint off promptly if your skin comes in contact with paint.

Tip: You use the areas between ceiling rafters and floor joists to store building materials. Even large supplies can be tucked away.

Today there are many choices in safer paints available at your local home remodeling store. When you choose paint for your home, be sure to read labels carefully and discuss the ingredients with paint store personnel to choose the safest paint option possible. You will find a wide array of choices available that have low VOC content or even no VOC content.

Tip: Work on outdoor areas, as well. You can turn your backyard into an extension of the house.

It is also important that you pay attention to the type of paint that already covers the surface you intend to paint. If the surface was painted a long time ago, it is likely that paint contained lots of VOC ingredients. You will need to take precautions when preparing the surface. Be sure to wear protective clothing, goggles, gloves and face mask to avoid breathing in paint dust as you prepare your surface for painting. Shower promptly after preparing an old painted surface for painting and after applying new paint.

When you take care to choose safe paints and take common sense safety precautions, you can improve your home safely and in an environmentally aware manner. Follow the tips presented here to give your home a great coat of paint.

You need to go through everything in your home and decide what is not important to you. If you are not in love with something in your home, then remove it. It does not need to be there, and it is stopping the flow of energy in the home.

This is also great for your health as it removes the stale air from the home. You can also think about using an air purifier in your home.

Add plants – other suggestions include adding plants to your home, as these will help to remove the carbon dioxide from the air. They will also provide your home with a more natural feel.

Add light – adding light to your rooms is very important, as this helps the energy to flow. It also gives more life to the rooms and will help you to feel happier as a result. You should aim to add natural light wherever possible, but artificial light is a good substitute. A skylight is a great addition to a room as you can gain the natural sunlight during the day time.

It will also help you to be calmer in life.

Imagine The Possibilities With These Home Improvement Ideas

While there is a truly incredible range of home remodeling projects available to you, the one piece of advice that will help with all of them is to thoroughly educate yourself before you start. This article can help you with some valuable information that will make your next project an easier one to accomplish. Whether you are experienced or a novice at home remodeling, you will surely find this information valuable.

Use your creativity and develop a plan before beginning a home improvement project. Once you’ve started a project, you’ll be able to know what steps to take and hard decisions won’t have to be made. Pull ideas from magazines, others homes and anything that you really like.

Coffee Table
Try using something unusual as a coffee table in your living room. Old chests can add a nice rustic appeal to your home’s design. To give definition to you coffee table, place books, magazines and accessories on the top. Or, if you prefer a different type of look, you could go for a tablecloth, some rustic decorations, or even a minimalist approach of having one very small candle in the center.

If you need to replace a window screen but can’t find one that fits your window, it’s easy to make your own. Frame kits are customizable to various sizes and are inexpensive to use. There are windows that need specific types of screens; however, you can put external screens on any window using simple adapters.

If you are considering a substantial home renovation, consult with a professional designer or architect to help with your plans. If you don’t have the expertise to back up your vision, your plans are most likely going to be dysfunctional from the start.
Important advice that you should not ignore is that you must never hire an unlicensed contractor to do the work on your home remodeling project. All states require general contractors to have some kind of certification. These certifications are required by law; however, they do not guarantee competence in a contractor. Do not hire anyone without a license or certification, since they might not have a professional insurance, which would become a huge problem if the job goes wrong.

If you are going to be doing work on your home, you should ask neighbors about their drains. Landscaping plans that are ideal must drain water from the property. However, if it just runs onto your neighbor’s lawn, he or she is not going to appreciate that. Try to talk with your neighbors about drainage plans, and make sure you are on the same page.

Extra Bricks
It’s a good idea to use many fans during the summer months. Ceiling fans are particularly helpful to circulate air.
If you are going to be making improvements using bricks, buy extra bricks. These extra bricks will come in handy if you need to make some repairs since it will be very hard to find new bricks that correspond to the ones you used. As with any style, brick styles rarely stay the same for long. That’s why it’s a good idea to buy some extra bricks when you purchase brick for a project. Purchase as many as you can afford and store comfortably.

If you have lost water pressure, it may be an easy problem to diagnose. Begin at your neighbors. Ask them if they are also experiencing water pressure problems. If they’re not, the problem is with your home exclusively. Check each faucet’s water pressure to see if the entire house is affected. The problem could just be a faulty aerator that needs adjusting; otherwise, you probably need to call a plumber.

If you have nearby neighbors, you may want to consult with them about your plans for home remodelings before making a schedule for work. The noise, clutter and chaos from any construction area is always annoying. Neighbors will be happy to know when the disturbance is going to be, as well as how long it is going to last.

Motion Detecting Lights

You can provide better security and improve your home’s exterior by having motion detecting lights installed. Instead of leaving lights on all night long, motion detecting lights are only on when they’re activated by nearby movement. This also means intruders will think twice about approaching any home with motion detection lights, in fear that they will be spotted.

Another way to enhance your landscaping for showing your house is to plant mature flowers instead of seedlings. Mature plants add instant color to your landscape. Seedlings might not mature quickly to give you the enhancement that you need. Curb appeal will attract buyers.

You don’t want to toss bedroom doors out just because they need cleaned. Remove the door from its frame, then sand it until its bare wood is visible.
Clearly, knowing what you’re doing is an important aspect of successful DIY home remodeling. Whether you are a beginner or a pro, this is useful information to know. Apply this advice as you determine which projects to tackle.

Tip: If there are some cracks in the roof, buy a roll of tape made of aluminum. Aluminum tape requires application to a surface that is clean once you’ve removed the backing.

First, you should turn to your kitchen. A kitchen is literally the heart of the home, and it is one of the main rooms a potential homeowner looks at when considering a home. Therefore, it is important that your kitchen is updated. If you cannot afford to completely renovate your entire kitchen, there are small steps you can take. For instance, you can update your kitchen faucet, update your lighting fixtures, replace your old kitchen door handles for just a few hundred dollars. If you have old-looking cabinets, you can simply repaint them rather than purchasing new ones. Rather than ordering new kitchen appliances, flip them and see if the other side matches. For example, many dishwasher panels are white on one side and black on the other. By simply removing some screws and flipping it over, your dishwasher panel can match your other black stainless steel appliances.

Tip: Take note of easily noticeable improvements when making home changes. Your buyers are going to judge your home by what is visible and things like an overgrown garden or paint that is peeling can lose a sale in no time.

Next, turn to your bathrooms. These rooms can be just as important as the kitchen. After all, the average person spends approximately 30 minutes out of their days in this room. Over 75 years, this person will have spent 1 1/2 years in this room! Therefore, the importance of a good-looking bathroom cannot be stressed enough. Fortunately, it is possible to update your bathroom without spending a lot of money. For instance, you can easily and cheaply replace your toilet seat and sink.

Tip: Use a unique container for a coffee table instead of a regular table. An old camel-back trunk can make a unique coffee table while doubling as a decorative storage unit.

Another way you can improve your bathroom is by replacing the old floor with vinyl tiles that are easy to install. In fact, you do not even have to remove the old floor. Simply install the new floor on top of it. Finally, if your shower and/or tub are looking dingy, you could re-grout the tiles and replace the ones that are chipped.

Tip: Use wallpaper to create a unique and attractive bookcase. Choose a vibrant graphic design.

Consider adding extra store space to your house. Storage is an extremely important factor for new homeowners. Nowadays, people have more and more stuff that they do not want to get rid of. You can add storage space without having to completely redo your home. For instance, you can build new cabinets, or purchase cheap ones at a discount store and repaint them to make them look new.

Tip: In home remodeling projects, you need to dedicate a certain space in your yard for the debris that results from the project. Removing lots of rubbish can be expensive, and planning ahead can save time, money and the frustration of working around piles of discarded materials.

Finally, take a look at your exterior. After all, the first thing potential homeowners will see is your home’s curb appeal. If it is not attractive, then convincing them to buy can be very difficult, regardless of how attractive your home is on the inside. Therefore, take measures to make the outside more attractive. Rake up the leaves, pressure wash the sidewalks, add decorative plants, etc. Improving the exterior of your home is one of the cheapest and easiest ways to add value to your home, so do not neglect it.

As you can see, there are many simple improvements you can make to your home to increase its value. Utilize these simple ideas, and you will likely notice a surge of interest in your home.
